What is a Visual Evaluation?

A Visual Evaluation is an inspection in which a licensed lead inspector walks through your property with you to assess visible lead hazards that need to be addressed in order to pass a full lead inspection.

Who typically uses a Visual Evaluation?

Visual Evaluations are commonly used by:

New homeowners who are learning about lead for the first time

Owners of properties in Historical Districts, where standard guidance may not always apply

Situations where a full inspection cannot pass due to visible hazards that need correction first

What does the evaluation include?

During the evaluation, the inspector will:

Identify visible hazards that must be remedied for a full lead inspection to pass

No paint, dust, soil, or water testing is performed during a Visual Evaluation.

Is a report or certificate issued?

No. A Visual Evaluation does not generate a formal report or certificate. The purpose of this inspection is to inform and guide the homeowner on necessary repairs and lead safety precautions.

What should I know about the timing of a Visual Evaluation?

A Visual Evaluation provides a snapshot of the property on the day of the visit. Any damage or deterioration that occurs after the evaluation but before a full inspection must also be remedied in order for the property to pass a full lead inspection.
